After months of waiting you finally move into your new build home. You expect it to be pristine, brand new and worth every minute you waited for it. Unfortunately with new build homes, the story is rarely that rosey. A national custsomer satisfaction survey showed that 1 in 5 purchasers were dissatisfied with the condition of their new home the day they moved in! What's more, a staggering 93% of new home owners reported defects in their new property!

Defects in new build homes can be down to a number of reasons. One alarming reason is developers taking shortcuts when trying to meet deadlines. Sadly, it is you the home owner that has to suffer the consequences. Some of the common new build defects are:

  • Cracks in walls
  • Missing wall insulation
  • Air leaks
  • Hidden water leaks
  • Rain penetration
  • General unsatisfactory finishes

We can uncover defects both internally and externally and make your developer aware of them so that you don't have to suffer the reprecussions of poor work.


We offer a comprehensive snagging service that will expose the many problems you may have with your home. We will carry out a full inspection both internally and externally and provide you with a report showing visual evidence of our findings. We can then help you to present the results to your developer so that they can rectify the faults.

Remember that the identification and reporting is the responsibility of the home buyer and not the developer. Therefore, a small investment now can pay dividends in the future.


The vast majority of new homes come with a building warranty. This is an insurance policy that is usually issued by the NHBC and Zurich. In the first 2 years, any defects found are the responsibility of the developer wholly. After this period, the warranty provider will cover for structural defects only.

Pre completion:
We can carry out inspections before you move in leaving you to fully enjoy the comforts of your new home without any unwanted surprises.

Post completion:
If you've already moved into your new home then you have up to 2 years to resolve any defect issues with your developer. However it is prudent to call us now to avoid any further delay.
